Reserving A Vacation House

Thanks for stopping by this important page. Making a reservation is just a few steps.

How To Make A Reservation

First - Select a place for final availability If you have any questions, or you want to expedite your reservation, give me (Rick), a call: (001) 203 984 3499. Also via skype: richardcarltonlondon You can also send a "Reserve It" email from each of the property pages, found at the top - left corner of the property page. Or if you wish, my email is rick@italianvillarentals.com.
Second - Put the property on hold - Your house can be "optioned" (put on hold) for 3 - 5 days while you plan out your personal arrangements and confirm things with your friends.
Third - Confirm your reservation To confirm your reservation a 50% payment is required. This can be paid via check, ACH, wire, credit card or paypal. In addition to your 50% payment for confirmation, standard terms of the vacation rental are provided along with an invoice statement.
Fourth - Final Payment and arrival details - The balance payment is due 60 days prior to arrival. When the balance is paid, arrival instructions, owner / caretaker, address and more is provided along with a final paid receipt.
Added Value Service & Deliverables - Beyond my policy of lowest cost and great personal service and knowledge that comes from more than 15 years of assisting 1000's of families with Italian vacation rentals, I will provide you and your family or group with personal information, instruction and guidance while there to make your holiday vacation a lifetime of memories. In addition to this you will receive a customized web app for your trip with things to do, places to eat and background on popular cities in Italy you will visit (limited to cities in the database).

Payment Schedule

To confirm your property, a 50% deposit is required.
Balance of your payment is due 60 days prior to your arrival date. We will remind you, but you may wish to pencil that into your iCalendar!
Please note: Failure to pay promptly could forfeit your reservation. There is no refund of deposit for failure to pay balance due.

Cancellation

We recognize that sometimes that after making our plans, life takes us in another direction. Our official cancellation policy is in effect (please see the terms of renting) from the moment you make a payment. Unlike the bigger profit-centric companies out there, I will try to work with you to make your vacation come true for another period of year, or moved to another year. It depends on the circumstance and the final say of the owner. Cancellations do not happen often, I recognize that and will try to make things work the way you want.

I believe it is VERY IMPORTANT that you take cancellation insurance for your vacation rental to cover costs if we are unable to move your date (please see the terms of renting). We recommend the following reputable vacation insurance company I have worked with for almost 2 decades: CSA:

The cost is 6.95% of the rental amount. In order to obtain insurance payment is to me via an invoice and I forward the payment to CSA with paperwork. This is done at the time of deposit.

Cancellation Fees

Our cancellation fees* are as follows:
30% cancellation fee applied to the total cost from the moment we receive money, to 100 days prior to arrival date.
50% cancellation fee applied to the total cost from 100 - 60 days prior to arrival date.
100% cancellation fee applied to the total cost from 60 days prior to arrival date.
*Some owners may have cancellation fees that differ from ours, thus we are bound to abide by those cancellation fees. Guests will know at the time of reservations if the fees differ.

Is The Payment In Euro?

Prices are in euro unless otherwise stated - but all payments will be in the USD based on the spot rate as provided by http://xe.com on the date of payment. Example: the payment is 1000 euro, the rate for USD on that day (xe.com) is 1.35 USD to 1 Euro. The amount paid would be 1350 USD.

When Are Directions Provided?

Upon final payment, we will provide address, directions, owner/caretaker information, telephone numbers, paid statement and more via email attachment. It is all upi need to have a safe arrival and holiday.

Do We Get The Keys Here?

No, you will meet the owner or caretaker on arrival, usually between 3 - 6 pm the day of your check in. They will have the keys. All is well defined in the arrival docs you receive. At that time the security deposit will also be due, and that is almost always in cash - euro.

What About The Additional Fees...security deposit, utilities etc?

All these deposits and fees, beyond that of the weekly fee for the rental, are paid locally IN CASH to the owner/caretaker.
